Which lock grade should go on an outside door?

Put a deadbolt rated ANSI/BHMA Grade 2 or Grade 1 on every door that leads outside, and save Grade 3 for closets and bedrooms. The grade comes from lab tests written by the Builders Hardware Manufacturers Association.

One locksmith’s summary of the deadbolt test minimums shows the gap. Grade 1 has to survive 250,000 open and close cycles and 10 hammer strikes. Grade 2 is 150,000 cycles and 5 strikes. Grade 3 is 100,000 cycles and just 2 strikes.

Many home locks also carry a three-letter rating under the residential standard, A156.40, for security, durability and finish. A is best and C is good, so AAA is the top score. Watch the last letter. Schlage says the finish test measures wear from salt, humidity and UV rays, which is daily life on the Treasure Coast.

Grade is only half the story. A strong deadbolt held by short screws in a soft jamb still gives way when the door is kicked. Ask for a reinforced strike plate with 3-inch screws that bite into the framing. The Schlage B60, for example, is listed as Grade 1 and AAA and ships with a strike reinforcer that uses 3-inch screws.

Kwikset SmartKey or Schlage: which one fits your house?

Kwikset SmartKey

  • Uses wafers and a side bar instead of the classic stack of pins and springs.
  • You can rekey it yourself in seconds with a working key, the SmartKey tool and a new key.
  • The side bar design is not open to lock bumping, a common attack on pin locks.
  • Lock researchers point to loose factory tolerances, so treat it as a good lock, not a high-security one.
  • Some models, like the 980 deadbolt, are sold as Grade 1.

Schlage pin tumbler

  • Classic pin and spring cylinder. Models like the B60 add anti-pick pins.
  • Rekeying means taking the cylinder apart, so it is a locksmith job or a careful kit job.
  • Popular deadbolts carry Grade 1 and AAA ratings.
  • Schlage keys generally will not fit Kwikset locks, and Kwikset keys will not fit Schlage.
  • Schlage points coastal buyers to its satin chrome, bright chrome and matte black finishes.

How do you make a sliding glass door harder to open from outside?

Block the track, stop the panel from lifting, and fix a weak latch. Older sliders often rely on a single-point factory latch, and some panels can be lifted right off the bottom track.

  • Fit a snug wooden dowel or metal bar in the lower track, or a hinged Charley bar across the glass.
  • Stop lift-out with anti-lift blocks or screws in the upper track. One county burglary guide suggests three 1 1/4 inch large head sheet metal screws.
  • Add a lock at the top where the two panels meet. Some let you lock the door shut, or lock it open 3 or 6 inches for air.
  • If the door feels loose when locked, or it is more than 15 to 20 years old, plan on a stronger latch or a multi-point lock.
  • Security film on the glass helps hold it together if it cracks.

Storm doors and the door from the garage need attention too

Most storm doors are aluminum, which holds up to weather better than wood. The weak spots are the corners, which can crack if a gust throws the door open, and the latch. When a storm door latch rusts or stops catching, we replace the handle set so it closes and locks again.

The door between an attached garage and the house should get the same deadbolt as your front door. Burglary prevention guides tell you to keep the garage locked for this exact reason: an open garage leads straight to the hinged door into the house. If yours only has a knob lock, or a deadbolt held by short strike screws, we can add or upgrade the deadbolt and fit a heavy strike plate. One county guide calls for four to six 3-inch wood screws in that plate.

If a door has glass within 40 inches of the lock, a double cylinder deadbolt stops someone from reaching through broken glass to turn the thumb turn. But it needs a key on both sides, and that can trap people inside during a fire. If you choose one, keep the key near the door whenever someone is home.

New homeowner lock checklist for your first week

Use this the week you get the keys, for resale homes and new builds alike.

  • Rekey every outside lock. Past owners, their family, agents and contractors may still have copies.
  • In an HOA community, ask the HOA who holds keys to shared gates, the pool and the clubhouse, and which locks are yours to change.
  • In a new build, have any construction or master pins taken out. Builder locks are often set up so one construction key opens many homes.
  • Count the keys you were handed and decide who gets copies.
  • Change every keypad and smart lock code, and remove old users from any lock app.
  • Reset the garage door opener and its outside keypad code.
  • Swap short strike plate and hinge screws for 3-inch screws on outside doors.
  • Put a bar or dowel in the track of every sliding glass door.
  • Turn each deadbolt with the door shut. The bolt should slide fully home without pushing on the door.
  • Look for double cylinder deadbolts and hang a key near each one.

Rental turnover in Florida: what landlords should change between tenants

Rekey or change the outside locks every time a tenant moves out. Florida law sets duties around keys, though not a rekey deadline.

Florida Statute 83.51 requires landlords of rental units, other than single-family homes and duplexes, to make reasonable provision for locks and keys. Miya’s Law, passed in 2022, added more for apartments. Apartment operators must keep a log of every key issued and returned for each unit, and landlords now give 24 hours notice before entering for repairs.

A key log only helps if old keys stop working, and rekeying at turnover does that without buying new hardware. If you manage several units, a master key system lets your staff carry one key while each tenant’s key opens only their own door.

Seasonal homes and short-term rentals have a different problem. Cleaners, pool service, property managers and guests all hold keys at some point. A keypad or smart lock lets you give each person a code and delete it when they are done. Rekey the key cylinder at the start of each season.

What Florida weather does to your locks, and how to keep them working

Heat, humidity and salt air are the main reasons locks seize up on the Treasure Coast. Port St. Lucie has a humid subtropical climate with summer highs in the low 90s, and near the water, salt air is hard on every moving metal part in a lock.

Doors move, too. Wood swells and frames shift, so a deadbolt that slid easily in March can bind in August. That is why the BHMA durability test checks how a lock works as a door’s fit changes with the seasons. If you must push or pull the door to turn the key, the door or strike is often out of line, not the lock.

  • Use a dry lock lubricant, like a dry Teflon spray, then a small puff of graphite. Skip WD-40 and household oil. They attract dust and gum up the pins over time.
  • Treat outside locks as needed, and indoor locks about once a year.
  • Wipe handles and keypads near the beach with a damp cloth so salt does not build up.
  • Atlantic hurricane season runs June 1 to November 30 and peaks around September 10. Before it starts, test every lock and every key, including sliders and the garage entry door.
  • This area took hits from Hurricanes Frances and Jeanne in 2004 and Wilma in 2005. If a door will not latch after a storm, call us, because a door that will not lock is an open door.

What lock grade do I need on a front door in Florida?

Go with a deadbolt rated ANSI/BHMA Grade 2 or Grade 1 on any door that leads outside. Grade 3 is fine for a bedroom or closet but it is the weakest of the three. Near the coast, look at the finish rating too. A residential lock rated AAA has the top score for security, durability and finish, and the finish test covers salt, humidity and sunlight.

Will you install a lock I already bought?

Yes. We install deadbolts and knob sets you supply, and the labor is a typical range of $75 to $150. Your exact total is quoted on the phone before we drive out. Before you buy, measure the backset, the distance from the door edge to the center of the hole. It is usually 2 3/8 or 2 3/4 inches, and many new locks fit both.

Is a Kwikset SmartKey lock good enough for my house?

For most homes, a SmartKey deadbolt with a good grade rating is a fair choice. Bump keys do not work on it, and owners can change the key without a locksmith. Independent testers say its parts are made to loose tolerances, which makes it easier to defeat than its key count suggests. If you want more, look at a Grade 1, AAA rated deadbolt with a reinforced strike plate.

Should I spray WD-40 in a sticky lock?

No. WD-40 and household oils leave a film that collects dust and dirt, and over time that gums up the pins and makes the lock worse. Use a dry lubricant made for locks, like a dry Teflon spray, then a light puff of graphite. If the key still drags, the door may be out of line or the cylinder worn, and that is worth having us look at.
